I've been doing it this way, and it's up to us to keep track of our finances. If I was trying to spend it this turn it would be different. (Since I've learned I can't a bit ago.) Stating my intent to sell my loot this turn isn't much different than doing so on said turn. The result is the same once the time comes around.

I really don't want the headache of trying to remember what happened last turn when things get grow more complicated.

Hmm. Probably something to work towards. Is that something one person can charge for(like charts), or does it apply to everyone for free?
Also, what happens if an adventurer has two lockpicking type of items?

It's like charts, except that two people (if they really can't agree on a way to lease it) can develop it independently.
If you have both lockpicks and a crowbar you will first try to pick the chest and then try to break it. Having two copies of the same item (even on different adventurers) has no additional effect.
