Unfortunately no land is uninhabited. [6][2][3][2][1] You are bordered by a few entities. Clockwise from the west, you have the Principality of Ferrara, Duchy of Drava up the river, Despotate of Epicea in the hills between Talaca and Lencil, Marquisate of Skordi from the forest stretching to the coast north of Lewangaria, and the Federated Towns of Telos along the coast. (Note: their government fits their description. Meaning Ferrara is ruled by a prince, etc) As such, your adviser saved you 20f and unwanted wars by not staking claims on others' lands.

20/5=+4. [2]-2+4 = 4. You threw away a lot of money to establish a trapper guild, and it worked more because of your high incentives than the actual attractiveness of the resource. Resource output of furs +1; resulting in +1 in trade tarriff/quarter.
Find the price of the building, buy it, clean up, furnish, and hire workers.Get the letter to the king. Best introduce yourself to the ruler, best to make them think they're important.
[3] Selima tried to bargain for a price, and found out you need 5 florins to restore that to working order. Cost includes paying its owner, refurnishing the building, all fittings, and employing people. Employment seemed hardest; skills of accounting was not that widespread and is treated more like a trade secret.

Disband the Useless Peasants in the Military
20 Florins go towards expanding the empire towards the SE in order to get right up to the water, 20 more florins goes towards colonizing the land to the NE where we hope to find ore in them there mountains, and 17 go towards making Lencil a better place to live so as to attract migrants.
((They do not have standing armies. Instead, they hire armies. And you are got rural lands, which means peasants are never in short supply.))
2 Levy Infantry and 3 Levy Infantry were disbanded. [6] Some of them refuses to go home, and emerges as a free company!
Free Company: 1st Professional Infantry in Lencil. Currently not doing anything in particular.
