Invite the idiot with the bat inside, tell the other one to tell his buddies that if they dare touch you, you will turn them into rats in their sleep, and then send cats after them.When the bat bozo comes in close the door and knock him unconcious, tie him up and lock the door

In a low-quality apartment in the middle of a slum? Getting shot anywhere would probably be deadly, people tend to underestimate just how much damage a bullet does even when it misses vital organs.

Shoo them away, but don't hurt them unless they try to keep fighting, I think they should be sufficiently scared already. If they do try to fight more... well, we need the test subjects, and clearly anything we do to their brains will be an improvement.
