Does anybody have a better clue about room value?

I decided to try staying ahead of the game, by building noble quarters early.  So I cleared out a magnetite cluster, and built walls of iron from bars.  I figured four 4x6 rooms (floor spaces) with smoothed magnetite floor and exceptional furniture would be good enough for a Baron, though I might need to improve it for a Duke.

As it turns out, the bedroom and tomb are Grand, with only an exceptional door and the appropriate exceptional furnishing.  I didn't even use flux or obsidian - it's just standard rock for the doors and coffin.  So I'm assuming it's the iron walls and magnetite floors that make up the difference.

The wiki is no help, so I'm hoping that people here can put some ideas together.  Whatever happens, I think there are two other magnetite deposits which will become royal housing, assuming I have enough coal.

I'm not entirely sure what your asking but it would be the vein  you dug through that's causing the room to of such high value. I've had it happen myself before.

I dug out a vein of Native Gold that happened to be in the middle of my future Grand Dining Hall, which I later smoothed, engraved and decorated with a few statues and a coffin or three.

Later, once my Duke arrived I built a set of Royal suites, offices, etc.  On checking my Duke's thoughts...  he's upset 'cos someone had a better tomb than his!  As he had the only tomb I'd constructed 'til then, I immediately went looking for the cause.

It was a peasant buried in one of the communal coffins in the Dining Hall!  Only an average quality coffin, but it was on a masterwork engraved Native Gold Tile.  I've no idea of the value, but that one tile is worth more than my Duke's entire lavishly decorated 7x7 marble tomb with masterwork coffin & door...  [gasp!]

++ to this.  I don't know the value of iron (or if your noble really likes iron), but you'd probably be better off smoothing and engraving the magnetite walls.  Especially if you have a legendary engraver, I think you'd get more value out of that.  Not that you need it, necessarily, but something to keep in mind for future reference.  I should go see what the room values are for where I found all those emeralds...

And obsidian areas are ridiculously easy to make noble rooms out of.  I tried making them in microcline, and it hasn't gone so well.

I think the value of a room is broken down like this:

  • The sum of the values of all furniture.
  • The sum of all floor and wall tiles as follows:
    • For unsmoothed, natural floors and walls, the material value of the floor or wall is added.
    • For smoothed, natural floors and walls, the material value is multiplied by five, and then added.
    • For engraved, natural floors and walls, the material value is multiplied by five from smoothing, and then multiplied by the quality modifier of the engraving, and then added.
    • For constructed walls and floors, the material value of the building material is multiplied by five and added.

This is a highly theoretical list, and it would be possible to verify much of this using the values given from rent.

Flux is worth 2, Obsidian 3, Iron 10, Gold 30, Aluminum 40, HFS stone 300.
Smoothing and engraving add values to a tile but don't seem to multiply these numbers, though the "rent value" of a room might go up several thousand from five tiles of iron floor in my experience.

The more expensive burial chamber thing might have been taking the whole value of your dining room into account...

I don't know what my noble's likes and dislikes are either.

I considered just smoothing out the magnetite walls, but I went with this method because it was faster to mine out the whole thing and build for efficiency than it would have been to dig to the outside of the deposit, mine out the bordering stone, and work out how to build rooms in the magnetite.  I think the first noble is going to show up in the next immigration wave, and I still need to build the consort's rooms.  I'll probably just tack walls into a corner (I think the magnetite was surrounded by flux) and fix things as I go.

As a side note, two of the walls are partially built on non-magnetite stone.  I don't know if it's more efficient to do it that way, but based on the responses here, I think it might be, although only slightly.

My confusion was based on:

24 tiles (floor) * 10 (material value of iron) * smoothing value (unknown) >= 2400.  (Door plus bed or coffin = 100.) 

That made smoothing's minimum modifier to value 10, which seemed excessive.  Once I add in the walls, though, I have 48 tiles, which makes the smoothing value a minimum of 5, which seems a little more reasonable, as well as being in line with Jim Groovester's description.
