The best way I've found is to start a fort as SMALL as you can get it (2x2 i think?)

and build a little house and an underground storage area

in my experience the furniture and stuff didn't move around a lot, and you can fill up chests and bags and stuff

and if its a small enough map, stuff won't get scattered very far.

Yea, thats what I do.  Typically it takes awhile to make a spiffy looking house too so you can usually make a few oddball items for your adventurer too.  +Adamantine large serrated disc+ anyone?  How bout a ballista bolt?  Top quality gear? Small mountain of bolts? Platinum goblets?

My last place was 3 stories tall with a suicide tower landing on the depot, Olympic size swimming pool (with multiple height diving boards), clear glass windows, and an unplanned artifact statue on an island in the pool, and furniture made of solid gold and platinum.  It also came stocked with a small amount of modded mithril armor. Unfortunately the ore only appears in small clusters so It was only some gauntlets and a helmet.

Why do I feel like I'm on "Cribs"?
