Its appalling and amazing to me that even after Jan 6 he would have probably gotten off.

Please do me a favor and read it. I'm stressed out of my mind right now with the effort to find trans-friendly housing locally, which seems to be basically... unavailable. There was a recent violent attack outside of a school board meeting in LA, and apparently there have been neo-Nazis demonstrating outside of Disney World.

Housing is difficult in general.  Trying to get it to conform to any specific characteristics is going to be impossible.
Landlords have limited control over their tenants once they move in, and pretty much all the control before they rent out the place.

There are however a few easy tips to obtaining your ideal rental!

2) Cheat
3)Steal - If your friend moves out, you can move in, and if the landlord doesn't notice immediately, they have to evict you. So you can just send in the money and see if they care enough to evict you.  If they cash that first check and don't otherwise know you are there, it might just work!

If you live in Florida then I heavily suggest moving if you can. If brownshirts are going to start going around killing transpeople (or whoever they think is trans), its going to start there.
