Recruit that person, either by talking or impressing them through combat. Do not engage if not necessary, if they turn out unrecruitable use the boulder to shove them off the edge.

Roll the boulder as quickly as we can in direction to the next room. Do not stop for anything.

As these things have shown, they transform into scarier things once we get into distance, but doing so requires time. Time that we will use to drive to boulder over it, thus killing the thing before it reacts, or doing to while it transforms. Either of those situations should catch it off guard.
