Last years time capsule: you predicted real estate to drop more than 10% in prices .  It dropped 4% y/y December, but 14% from peak at February.  Does that count?  Who cares, let's double down.  Real Estate will drop >20% in Greater Vancouver area by year end 2013.

I base this statement off of higher consumer debt to GDP levels, restrictions in credit, CMHC reaching their 600B limit, and the biggest reason remains the separation of prices not being based on fundamental family income and rental income ratio levels.

I swear, you have to start to deal with these problems that you sometimes have, and you need to be less timid and whatever else I am. Get out more, try to not be nocturnal, sort out that attitude you have at home, its not helping anything. Don't just stay quiet about things that you don't like or things that you can change, try to improve in arguments, that emotion is just not the right time for that.

If you managed to get though everything, treat yourself to a night in the city, if not, then you will have to think long and hard about yourself. I really hope that you manage to get though everything.
