Just to clarify, everyone's in separate caves.
And yes, everyone's disturbance is builders.

Backstory
Tomio the Burned is one of THOSE mages, mages who acquired immortality, through either magic or Piety.
Tomio started out as a young apprentice of a wandering, old mage. The old mage taught him how to use his powers, and how to control them. When the old mage died in an accident, which may or may not have been caused by Tomio, he began wandering alone. How he got burned is unknown, but most speculate that he made a pact with a demon for immortality in exchange for his soul. They always do this behind his back, because when they do so when he's in hearing range, they get burned to cinders.
Waitlisted, once I get a waitlist up.
"To begin with, Give me some breakdowns on your prices. At the least, I will need a small room in the back of this cave. "
While I talk, size them up. Could I take them in a fight?
The builders give you a sheet with their prices. (It's at the bottom of the post, since everyone gets the same price sheet)
They look fairly burly, but you think you could take 'em if you had to.
How much would a two meter chain made of copper cost?
How much would filling a two meter by two meter area with chains (from the ceiling to the floor bolted to the floor and ceiling to ensure they are taunt, spaced approximately every 20cm (so 25 per square meter)) cost?
Check out how tall the cave is.
"A 2m chain of copper would cost about 10 gold.
A 2mx2m block of chains as you described would be about 1200 gold - 1000 gold for the chains, 200 for the installation."
Investigate ruckus.
Assuming the cause is the same as for everyone else:
Get a quote on the cost of some pit traps. Per meter. With and without spikes/acid/flesheatingbugs/ect
You peek your head around the corner of the cave and see a team of kobolds wearing oversized toolbelts. You guess, correctly, that these are probably builders here to offer you their services. They give you a quote (see bottom of post) for pit traps, but say they don't have the resources yet to handle anything really elaborate like flesh eating bugs or acid.
"Guarding wh-...We're at the mouth of a cave. I'll look outside for something that would help us explore farther in.
"Hey builders, I don't suppose you've got any lanterns with oil and some flame to go with it?"
Find light source. Ask for light source.
You peer your head around the corner and recognize what is obviously a professional remodeling team. You ask them for a light, and they hand you a list of their prices. (It's at the bottom of the post.)
Try to listen in on peasant conversation without revealing presence.
You listen to the peasants mutter amongst themselves, and manage to catch a few glimpses of conversation.
".... gods sent ...... where is...."
"Better be here soon ..... things to do ...."
Check my own disturbance, if it happens to be builders, ask for a narrow corridor, with some alcoves large enough for a small humanoid to stand in.
You correctly assume that there's a team of people outside ready and willing to build shit for you. Wow, who'd have thunk it? The things you asked for pricing for are in the general pricing list, so just check the bottom of the post.
5 gold to build or remove a 1mx1mx1m area - underground, in the ceiling, just about anywhere that can be reached with a shovel and a ladder. Smaller areas can be carved or built, but those can be more or less expensive based on the size of it.
3 gold to build a simple hurdle - ranged attacks go over it, but most other things don't. They can be jumped over or broken, though.
STAIRS cost 5 gold for a set - carved or built. The builders warn you that falling down them is hazardous to your health.
Doors cost 10 gold apiece, with an extra 5 gold if you want a basic lock put on it.
Wooden spikes cost 15 gold per square meter.
Eternal Torches cost 1 gold apiece and light up a 5mx5m radius. They can be carried or stuck to a wall, and they never burn out - handy!
The builders don't think they have the resources for much else right now - but if you really wanted something elaborate, you could pay them and they would try to return shortly with whatever it may be.
