These things are useless or anything except tourism and even that6 might be a problem with the enviromental lot. You need to be able to rip it out load of conctrete, electrics and tanks. Make a real bunker not a glorified hole inthe ground.
If I get insane rich I know where Im buying and this aint it.

This. I imagine it would be next to a Dark and necro tower on a volcano near the beach and Is partially on Huskifying Biome, With all of the metals, a clown-car, and Is also on Temperate Biome With many Giant Sponges, Giant Badger armies, and Booze rain.

Magma rain would keep out traders, migrants, goblins, etc.
I suppose this could be either good or bad, if you could run out and collect the magma-safe stuff.
