Corporate Machine, while more of a strategy game, could fit the bill, as it has you building a company from scratch based on cars, cola, computers or Cessnas.

Not free, unfortunately, but pretty cheap on Impulse.

You're good, every time I ask about Tycoon games, people show up with facebook games.  :P
You are obviously asking the wrong people....

Especially since if there is something Facebook absolutely cannot do it is Sims. Even if I loved Farmville for example I would never even suggest that to someone who wants a serious farming sim (heck I'd suggest Harvest Moon and that is more of a game that uses farming as the backdrop)

Does Theme hospital count as a tycoon game?

Bookmarked so hard.
This is so awesome. I had forgotten how much fun Theme Hospital was.

And that hasn't stopped me from playing it in a new, glorious form... you know, after digging through years of neglected CDs and praying that it wasn't scratched to hell and back, considering I never really took good care of them. I have nightmares about some of my old Sega Saturn disks.

More like painfully inaccessible compared to OpenTTD.

Furthmore, both in-game and community documentation for Simutrans tends droll on about random features but gloss over the basics:

This explains it all:

Eventually it loads down to "History of History of History" and your computer melts.

you need original cd though...

"This means that you will need a purchased copy of Theme Hospital, or a copy of the demo, in order to use CorsixTH."

Says demo will work too (with a link), or is it just be the demo with a different skin?

snip
Yet Another Cargo Dest mod for ottd solves the cargo destination problem. You can set it up so all industries require destinations, or just passengers/mail. That along with Extended Cargo Scheme newGRFs solves the simple industries problem.

I've tried this and the concept is neat (surely better than the stupid payd  per square system of simutrans); sadly is unmaintained and one year old by now, meaning that the online content support is spotty. also breaks AIs

Unfortunately, corsix only makes the demo playable on modern computers. Numerous features (like scenarios) are still locked out.

Edit: Thanks Astro. I didn't realize that my post made it sound like that corsix does not work with the full version of the game. As far as I know, it does. If you use it with the demo however, you only get to use an updated version of the demo, not the full game.
