How do I claim a site?

Perhaps it's because I'm an outsider, but attempting to claim a site for myself doesn't result in anything but

Which is rather problematic if I want to retire this character at some point.

I figured this out - you need to become a hearthperson, or perhaps be able to by getting enough fame, I'm not sure. I always become a hearthperson somewhere then betray my lord immediately.

Or you can just claim the site and immediately kill the previous leader.

I think the problem is that he can't make that first claim before killing the leader.

You can make the claim before killing the leader.
I've several times made the claim TO the leader.

I believe this is the answer. I went about to test it, and apparently I couldn't get to the entity-naming screen if I didn't tell the leader of the place I'm hi-jacking that I'm taking over his or her group.

At any point that I use the "Claim this site for yourself (naming menu)" option.

Even if I'm shouting it into the face of a minotaur.

Happened to me the first time I went to claim a site but it started working when I got some companions. I've only needed to recruit companions when playing as an outsider.
