Bay12 Real Estate thread

Hey guys! So as some of you may know, or more likely, you probably don't, I'm on my way to getting my Real Estate license. I was wondering how many other bay12ers have their license, which state you're in, and whether you have tips or topics or stories or anything real estate related! If you don't have your license, do you have questions about the process of buying a home or any real estate transaction? Ask them here! Are you curious what other state real estate laws are like? Ask here!

For any agent who wishes to respond, if you wanted a website for a single property, how would go about finding someone to make it for you? What search terms would you be likely to use? Also, beyond just information on the property and contact information of the agent, what features would you expect to see on a site? Adverts from mortgage lenders? Information on the area the house is in? Schools, maybe? What would you want to show users regarding the property?

Check out neighborhoodscout.com. It has good info on things like crime rate and more. God that just sounded like spam, so hopefully my account age and activity will make it clear I'm suggesting it because I like it.

Important information for home buyers:

1) local rate of property valuation increase over time. (Especially important for first time buyers, who are likely to want to sell later after having some kids)

2) what the local school system looks like academically.

3) local crime rates, and local vital statistics information

4) the prevalence of people in 10 mile radius on registered sex offender lists

5) rates of powerful storms and storm damage being reported

6) floodplane Yes/no

7) Fire prone Yes/No (think california)

8) number of bed, bath, and # stories. Total square footage, etc.

9) price valuation on current market

10) seller's asking price

11) agent's comission

12) Negotiable Yes/no

13) distressed Yes/no

14) tax status (tax lien yes/no, et al.)

I would include pollution warnings (frequency of boil-water warnings issued, air quality reports, local dirty industry like oil refining), nearby parks, museums, and cute light commercial districts, any nearby geologic activity (sinkholes / mudslides, volcanoes, fault lines), prisons within 20 miles, nearby social services like drug treatment and welfare.
