I had a Group of Immigrants arriving in the first Summer. Yes that was before the Dwarven caravan appeared!

I had a couple of stolen item messages before they appeared. Seems like some thieves where stealing from the kobold cave next door.  

Dwarven Leader: Eh, why did you come here, i wasn't expecting anybody so soon?
Immigrant: Oh, we met this nice Kobold in a Tavern earlier and he told us his friends were giving away free stuff here.

I had this happen in my latest fort too.  I think I had 2 sets of immigrants in the first year!

This happened to me when I tried to build in a human village.  Immigrants in the summer, and more in the early fall before the caravan had even left.
